While provided with an outstanding view of the Newport Beach harbor, this aging track home was in desperate need of being freshened. The primary objective for the home was to create a more casual feel for the residence while taking advantage of the expansive views to the bay beyond. Given a limited budget, it was felt best to keep within the confines of the original footprint, and rather then add square footage, the mentality became how to remove walls and combine spaces. An open living room was a simple start with a freestanding island securing one end and a new brick clad fireplace anchoring the other with all the existing walls between these points removed. The ceiling was then raised to create volume providing an opportunity for a grander opening to the view below. Within the bedroom wing one of the smaller bedrooms was sacrificed to create a larger master suite with a bathroom and closet that were more in keeping with today’s standards. A simple interior palette of white oak, brick, brass, and wood flooring and ceilings was contrasted with the bold black exterior - generating a dynamic counterpoint to the traditional and poised exterior.
